In a significant move for Pune’s real estate sector, the Maharashtra government has extended the Unified Development Control and Promotion Rules (UDCPR) to encompass the entire Pune Metropolitan Region Development Authority (PMRDA) area including 23 recently merged villages. This decision aims to standardize construction regulations across the region fostering streamlined and consistent development practices.

Key Benefits of UDCPR Implementation:

  • Increased Floor Space Index (FSI): Developers can now utilize a higher FSI allowing for more extensive construction on available land thereby optimizing space utilization.
  • Transfer of Development Rights (TDR): The application of TDR is now permitted enabling developers to transfer potential development from one area to another facilitating balanced urban growth.
  • Relaxation in Building Margins: The new rules provide leniency inside margins and other building constraints offering greater flexibility in architectural design and planning.

This implementation is expected to boost development fee revenues and remove previous restrictions on amenity spaces contributing to more comprehensive urban development.

The UDCPR, introduced four years ago, was initially applicable only within municipal areas, leaving parts of the PMRDA region outside its purview. The recent decision addresses this gap, ensuring uniformity in construction regulations throughout the entire PMRDA jurisdiction.

This development is poised to invigorate Pune’s real estate landscape, offering developers enhanced opportunities and contributing to the city’s planned and sustainable growth.
